Ian caused what the National Weather Service called widespread and historic flooding in Orange County, with nearly $161 million in property damage, and Orlando's airport measured 13.20 inches of rain. Milton followed in October 2024 with 4 to 8 inches across the county, up to 10 in places, and substantial street and low-lying flooding.
The housing ranges more than anywhere else we work. Winter Park's median home was built in 1976, 56 percent of its homes predate 1980, and the city has recorded over 700 historic structures. Orlando's median is 1992. Older frame construction and original plumbing behave differently from newer block homes, so the first job is always finding where the water actually came from.

After a burst pipe, a roof leak or storm flooding we get the standing water out, dry the structure below the surface and confirm it with moisture readings before anything is closed up, then rebuild what came out. Ian and Milton both left substantial street and low-lying flooding in the county.
Not always. Florida's licensing rules apply to mold work larger than 10 square feet, and a small patch on a hard surface like tile or glass can often be cleaned by a homeowner. Anything larger, or anything growing inside drywall, insulation or carpet, needs a licensed remediator, because the growth is in the material and has to come out.
Not on the same job when a formal assessment is involved. Florida law (section 468.8419) bars a mold assessor from remediating a home they assessed in the last 12 months, and the reverse, to keep the person grading the work separate from the person paid to do it. When mold is clearly visible we give a free estimate for the remediation. When testing and a written protocol are needed, the assessor is independent.
With moisture meters and thermal imaging first. They show where water is sitting behind drywall or under flooring, which is where hidden mold starts, before anything is cut open. Air and surface sampling are used when they are warranted and are quoted separately.
