What Ian and Milton showed about Seminole County.
Hurricane Ian brought historic flooding here. The National Weather Service counted 3,058 structures affected in Seminole County, 1,076 of them with major damage, with flooding along the Little Wekiva near Altamonte Springs, the Little and Big Econlockhatchee near Oviedo, and Howell and Gee Creeks in Winter Springs. The St. Johns set records at Sanford and at Lake Harney, and Sanford's airport logged 16.10 inches of rain.
Milton followed in October 2024 with 6 to 10 inches of rain, up to 13 in places, and another 554 structures affected, with the river in major flood at Lake Harney again. If your home took water in either storm, a musty smell or staining that shows up now is worth having checked rather than painted over.
The housing is the other half of it. Census figures put the county's median home at 1988, and more than half of its homes were built before 1990, so original roofs, plumbing and air handlers are reaching the end of their lives across much of the county. That is where slow leaks tend to start.
