Soot travels on air, so it reaches rooms the flames never touched, and it settles into ductwork and soft contents. Spraying over the smell treats the symptom rather than what is holding it.

Before you call anyone
Service specific answers live on each page. These are the ones worth knowing before you let any company start work.
Both. Drywall, tile, cabinets, counters, flooring and trim, all by the same licensed company that did the cleanup. Most restoration companies stop at demolition and hand you to a contractor you have never met, and the national franchises subcontract the rebuild by design. One company, one claim, one person to call.
Encapsulation has a few narrow legitimate uses and sealing over active growth on a wet surface is not one of them. If the water source is still there, it comes back through the coating. A real remediation means containment, negative air, HEPA filtration, removing the material that is affected, and fixing the moisture that fed it. Be careful with anyone quoting a spray only fix.
Sometimes, and if you want to we will tell you how to do it properly whether you hire us or not. A small patch of surface growth on a hard, non porous surface is often a homeowner job. Stop and call someone when it covers a large area, when it is in the air conditioning, when the water was dirty, or when anyone in the house has asthma or a weakened immune system.
Usually yes for an inspection. If remediation is needed and the area has to be contained, we will tell you plainly what to expect before any work begins rather than after the sheeting goes up.
